WHAT YOU’LL DO
A Construction Manager is responsible for providing construction management oversight for assigned projects in the new school development pipeline. As a Construction Manager for Primrose Schools, you will provide management oversight and direction for a construction team consisting of third party construction managers and general contractors for each assigned project to ensure that preconstruction processes and construction field execution is performed at the highest level of quality, timely and within budget. This includes management oversight of bidder qualifications, bid administration / contract award, and construction management throughout all phases of commercial construction, quality management, project delivery and turnover of a Primrose School.  This role will provide the Construction Management services on behalf of Primrose Schools and our Franchise Owner(s) to ensure maximum efficiency and timely delivery from preconstruction to school opening. He/She will need to showcase the agility by moving quickly, easily and when needed, change direction, and focus with ease. 

*This role does require a minimum of 80% domestic travel, both planned and unplanned. Travel is primarily during the weekdays; however, some travel may occur on a weekend.

Duties and Responsibilities:

  •  Provide pre-construction oversight and management to include construction budget estimations, preliminary construction schedule / duration, and value engineering propositions for consideration during development project phase; collaborate with development project managers, AOR and CEC through CD phase through building permitting processes; engage on the development of construction budgets and ROMs and page turns
  • Partner with Development Project Managers to onboard third-party Construction Managers with Franchise Owners at CD kickoff phase
  •  Review and approve qualified General Contractors based on Primrose standard requirements in regional areas and territories; interview and verify qualifications as required
  • Ensure third-party Construction Managers prepare, administer and mange bid process to include assembly of bid documents, pre-bid meetings, pre-bid RFI’s, communication and distribution of documents, bid intake and bid leveling; determine contract award in collaboration with Franchise Owner(s) and other stakeholders
  • Responsible for the overall management of construction execution, and turnover of a Primrose School as required by the plans, specifications and the contract documents
  • Hold third-party Construction Managers accountable for leading and facilitating project specific construction meetings to include but not limited to pre-construction conferences, construction stage gate meetings, and regular OAC meetings; ensure documentation of meeting minutes and respective communications
  • Oversee construction budget and construction change process; negotiate best pricing and practices; develop cost savings solutions and identify project savings / underruns early
  • Hold construction managers and GC’s accountable to master construction schedules in regular review of short interval; review project schedules on weekly basis and be accurate on reporting
  • Identify associated risks to ensure reliable and predictable turnover dates; communicate upward regarding the status and risk of each project; provide effective solutions reducing cost and time impact to projects
  • Mitigate risk for the project through effective pre-planning, organized construction management tactics, and partnership
  • Partner with the project team including third-party construction managers, General Contractors, architects, engineers, internal teams and vendors to build a culture of collaboration
  • Perform regular on-site job walks through the construction of the school; minimum at stage gate events 5x per project; evaluate construction progress and performance against construction schedule, target milestone dates and critical activities
  • Collaborate with Franchise Owner(s) to ensure that all owner provide contracts, utility providers, vendor procurement and services are completed for seamless execution with construction managers and General Contractor and their respective subcontractors
  • Enforce quality management practices throughout construction; ensure QA/QC is performed at all levels throughout the project
  • Ensure construction documentation, RFI’s, submittals, etc. are performed in a timely manner on all fronts; hold stakeholders accountable of all action items
  • Verify third-party construction managers and General Contractor is prepared with all required final inspections as required for timely Certification of Occupancy; coordinate with School Excellence team and Franchise Owner(s) in preparation for turnover and licensing process
  • Promote and model an attitude of continuous improvement, partnership, and teamwork in behaviors and communications
  • Support and lead an industry leading safety culture and program; ensure contractor abides by OSHA requirements for commercial construction and per the contract documents
  • Complete all required documentation / paperwork / communications and provide timely and accurate project status reporting while traveling

  • Bachelor's degree; Construction Management, or related discipline
  • Experience in pre-construction, cost estimation and construction project scheduling
  • O365, MS Project and Procore software experience
  • Proven experience in commercial construction management with ground up and TI experience
  • Proficient in preparing and tracking detailed project budgets and schedules
  • Proven experience leading and managing numerous facets of multiple projects simultaneously
  • Solid understanding of construction industry, terminology, codes, documentation, and design disciplines
  • Ability to read, understand, and apply construction standards and plan sets
  • Ability to conduct weekly project meetings either onsite or via conference calls with clients, contractors, vendors, and other stakeholders
  • Demonstrated customer/vendor relationship building experience
  • Excellent organizational, presentation and communication skills
  • Ability to travel 80%
